All building must be completed within a budget, so the first step is to get your draft plans quantity surveyed. This will give you a ‘ball park figure’ for your project.
If your plans are within your budget, you can confidently take the next step of having your documentation finalised. If your plans are beyond your budget, then they can be altered at this early stage before any more money and time is invested.
DECIDE TERMS OF ENGAGEMENT
There are two common ways of engaging us to Build your new home or building project:
Once you have a set of Complete Plans & associated Documented Specifications, we will quantity survey them to calculate the exact costs. We then provide you with a Fixed Price Contract & take care of the whole building process for you. This is a binding Contract and will provide you with the comfort of knowing there are No Hidden Costs.
This is done on a number of larger jobs and Renovations. We mutually agree to a standard labour cost and margin, and then work alongside each other to select Sub-contractors and materials. With this option the process is more dynamic and you play a larger role.
We understand the vital importance of keeping Communication lines open through the entire process to ensure this is an Enjoyable and Stress-free project for you.
No two Clients or Houses are exactly the same, but we have developed a system to ensure every project is a total success for all concerned – You, the Architect, Us, and other members of the project team.
Professional cleaners will give your new home a thorough clean, leaving it spotless and dust free ready for you to move in.Near the move in date, we like to meet with you and show you around your new home. We will also give you the contact details for the sub-contractors and services used on the project.
